“Lease Only” Service

Advanced Property Management offers a “Lease Only” service that is designed for property owners that would like to utilize the marketing tools and tenant placement procedures of Advanced Property Management, but would like to still manage the day to day operations of the property once it is rented.

ADVANCED PROPERTY MANAGEMENT WILL:

  • Photograph your vacancy (serves as a benchmark to compare to post tenant property condition)
  • Create marketing materials and advertise
  • Install a high visibility “For Lease” sign at the property to attract tenant’s attention to the property
  • Handle all calls and inquiries
  • Show property to potential tenants (Agent escorted)
  • Process applications including tenant screening, employment, credit, past rental history, criminal and eviction checks
  • Complete a legal and binding Residential Lease Agreement
  • Collect 1st month’s rent and security deposit(s)
  • Conduct a documented move-in inspection with the tenant
  • Provide copies of all signed documents to the tenant
  • Provide keys and garage door opener (if applicable)
  • The owner will then receive all signed documents, balance of 1st month’s rent, and security deposit along with a screened and qualified new tenant.

FEE

50% of a full month’s rent
